Rental Selection Criteria


The following criteria outline our requirements for approval of rental applications. Alliance Property Management LLC has, at our discretion, the ability to waive some of these requirements. Waivers may result in an increased deposit, an additional month’s rent and/or the requirement of qualified co-signer, depending on the nature of the criteria not met and subject to Fair Housing Laws.

Rental Requirements:
• Applicant(s) must be at least 18 years old to enter into rental agreement.
• Picture ID is required for rental showings and applications.
• All applicants 18 years or older must completely fill out and sign rental application.
• Applicants & co-signers must pay $40.00 per person tenant screening fee prior to processing of application(s).
• Security Deposit, fees and rent must be paid at the time of signing rental agreement.
• Two years rental history from a 3rd party landlord (not related to you) is required or we may require an increased deposit, an additional month’s rent and/or a qualified co-signer.

Income Requirements:
• Monthly income for applicant(s) and co-signer(s) must be equal to 3 times the monthly rent.
• Acceptable verification of income – pay stubs, employer confirmation, tax returns or bank statements, social security statements, financial aid statements or verification of financial assistance.
• If your income is below 3 times the monthly rent we may require an increased deposit, an additional month’s rent and/or a qualified co-signer. Co-signer’s income must equal 3 times the monthly rent.

Credit Requirements:
• Credit score below 600 may require increased deposit, additional month’s rent and/or a qualified co-signer.
• Open (non-discharged) bankruptcy will result in denial.
• Discharged bankruptcies may result in denial or require an increased deposit, an additional month’s rent and/or a qualified co-signer.

Common Reasons for Denial of Application:
• Registered sex offenders.
• Eviction or negative rental history shown on credit report or confirmed with Landlord.
• Rental collections or balance owing to Landlord.
• Derogatory credit history.
• Three or more late payments, NSF checks and/or noise complaints in the past 12 months.
• Collections filed by previous Landlord or property Management Company.
• Criminal offense of physical or violent nature against people or property.
• Drug related criminal history.
• Felony offense within the past 10 years.
• Incomplete, falsified, or unverifiable information on rental application.
